At Miakoda Designs we pride ourselves on the level of detail and quality of our production information. A scheme stands or falls on the precision of the drawings behind it, so that is where the practice invests its time. Every commission is led by a Director and drawn by an experienced studio that has done the work before.

We look to connect rooms in a way that feels natural and we also look at ways we can make rooms feel bigger and brighter.  We use smart placement of walls, windows, and glass to let in natural sunlight. This makes your home healthier, saves energy, and gives the space an open, comfortable feel.

Detailed working drawings

Detailed construction-issue drawings and specifications, fully coordinated with structural, civil, fire, energy and M&E services consultants.  This is the heart of what we do: production information of a standard that lets a developer & their contractors build the design we promised the client, without ambiguity.

Applications & project administration

We will act as the lead consultant, coordinating and liaising with all appointed consultants throughout the project.  We can also assist with the discharge of planning conditions, ensuring all pre-commencement requirements are addressed efficiently to minimise the risk of programme delays.  In addition, we proactively manage the regulatory process to ensure compliance with Building Regulations and warranty provider requirements, helping to mitigate commercial risk, protect project margins, and avoid costly delays during construction.
